TERMS AND SERVICES

Envision Property Maintenance LLC and its parent company Envision Property Services Inc (collectively “Envision,” “we,” “us,” or “our”) operate the websites maintenance.envisionpros.com and envisionpros.com (the “Sites”). These Terms of Service govern your use of the Sites, requests for quotes, online bookings through Housecall Pro, and all interactions with our services.

By accessing or using the Sites, submitting a quote request, booking a service, or engaging Envision for any work, you agree to these Terms of Service. If you do not agree, please do not use the Sites or book services with us.

1. Our Services

Envision Property Maintenance LLC provides property maintenance services including roof cleaning and moss removal, gutter cleaning, window cleaning, pressure washing, decking projects, and related services in the Greater Portland, Oregon area.

All services are performed under a separate written estimate or invoice that contains the specific scope, pricing, and terms for that job. The Sites are provided for informational purposes and to facilitate inquiries and bookings only. We do not guarantee any specific outcome or result from our services (for example, the exact appearance after cleaning or the long-term prevention of moss growth).

2. Bookings and Housecall Pro

You may request quotes or schedule services through the Sites, which integrate with Housecall Pro for online booking, payments, and receipts. Payments are processed primarily through Housecall Pro by credit or debit card. We can also accept checks when needed. Receipts are issued through Housecall Pro.

All bookings are subject to the specific terms in the estimate or invoice you receive, as well as these Terms of Service.

3. Payment Terms

PAYMENT FOR SERVICES: Envision Property Maintenance LLC collects payment at the time of service by credit/debit card or check. Late fees will be assessed at 5% after 10 days and an additional 5% per month past due. We collect a 50% non-refundable deposit upon booking for standard jobs.

For larger projects (such as decking or extensive work):

  • 1/3 Deposit to reserve your spot in our queue. We will source and purchase materials needed for your project and deliver them on site as soon as they are available.
  • 1/3 Payment when we start. This goes toward additional material costs, payroll, and admin fees.
  • 1/6 Payment when we start laying the decking boards (or equivalent milestone).
  • Remaining payment due upon completion.

Late fees will be assessed at 5% after 10 days and an additional 5% per month past due and are at risk of being sent to collections if not paid in a timely manner.

We maintain a $275 minimum job price.

4. Scheduling and Weather

In the event of inclement weather, we may need to reschedule your job due to safety concerns. We may also adjust the scheduled time of day to ensure efficient dispatching, which helps us keep our prices competitive. Once your job is booked, please watch for calls from or reach out to our Dispatch team with any scheduling concerns.

5. Cancellation and Change Order Policy

Cancellations within 48 hours of the scheduled job will incur a $99 cancellation fee. Cancellations or reductions in the scope of work on the day of the job will be subject to our minimum service fee of $275.

For larger projects, all deposits paid and any equipment or materials already purchased for the job will be forfeited to Envision Property Maintenance LLC.

6. Debris Haul-Away

We will dispose of roofing and gutter debris into your yard waste bin when possible. If we must haul away debris, there may be an additional charge of $10 per bag, with a maximum charge of $175.

7. Material Storage and Security (for projects requiring advance-purchased materials)

Envision Property Maintenance LLC is not responsible for the storage or security of materials left on your site while we are not present. Materials purchased in advance must be stored on the project site by the owner, or we can store and maintain them off-site for an additional fee of $100 per day (billed 30 days in advance). Any remaining surcharge will be deducted from the final bill. We will make reasonable efforts to store items safely, but because we cannot be on site 24/7, the owner is responsible for monitoring the materials. Any costs to replace stolen or missing materials will be charged back to the client at cost.

8. Specific Service Disclaimer – Roof Moss Removal

When we perform roof moss removal, we assess the overall condition of the roof. If the roof appears to need replacement soon but you choose to proceed with moss removal, this process may cause more granular loss than normal due to the age of the roof and thickness of the moss. We will do our best to minimize granular loss and will brush the roof by hand. You acknowledge this risk and agree that Envision Property Maintenance is not liable for any damage to the roof that occurs after the service is completed.

9. Limitation of Liability and Disclaimers

To the fullest extent permitted by Oregon law, Envision and its parent company are not liable for:

  • Any pre-existing conditions or damage that is revealed or worsened during our services.
  • Damage caused by normal wear and tear, weather, or factors beyond our reasonable control.
  • Consequential, indirect, or incidental damages of any kind.

We provide services “as is” and make no warranties beyond those expressly stated in your specific estimate or invoice.

10. Intellectual Property and User Content

All content on the Sites, including text, photographs, and before-and-after images, is owned by Envision or its licensors. You may not copy, reproduce, or use this content without our prior written permission.

Any photos, information, or content you submit to us (including through quote requests or reviews) grants Envision a perpetual, royalty-free, worldwide license to use it for marketing, advertising, and business purposes.

11. Changes to These Terms

We may update these Terms of Service from time to time. The “Last Updated” date at the top will be revised. Your continued use of the Sites or our services after any changes constitutes acceptance of the updated terms.

12. Governing Law and Dispute Resolution

These Terms of Service are governed by the laws of the State of Oregon. Any disputes arising from these Terms or your use of the Sites or services will be resolved exclusively in the state or federal courts located in Clackamas County, Oregon. You agree to waive any right to a jury trial to the extent permitted by law.
