Exterior Maintenance Items

ANNUAL GUTTER CLEANING

Over the year, gutters can accumulate leaves, twigs, and debris that block the flow of rainwater. This can lead to water overflow, damaging the roof, siding, and foundation of the home. An annual cleaning ensures that gutters and downspouts are clear, facilitating proper drainage and preventing water damage.

ANNUAL ROOF MOSS TREATMENT

Moss can grow on roofs, especially in damp or shaded areas. Over time, it can cause damage to shingles, leading to leaks and reducing the roof’s lifespan. An annual moss treatment helps prevent moss growth, protecting the roof’s integrity and extending its life.

WINTERIZATION OF EXTERIOR VENTS & WATER SPIGOTS

Before winter, exterior vents and water spigots should be winterized to prevent freezing and damage. This typically involves insulating spigots, draining outdoor water lines, and covering vents to block cold air, ensuring that these components remain functional and undamaged through cold weather.

Interior Maintenance Items

BIANNUAL KITCHEN & BATHROOM CAULKING INSPECTION

FREE REMOVAL AND CAULKING AS NEEDED

Caulking in kitchens and bathrooms seals joints to prevent water leakage and mold growth. Over time, caulking can deteriorate, crack, or peel. A biannual inspection and free re-caulking as needed ensure that all joints remain sealed, preventing water damage and maintaining a clean appearance.

BIANNUAL WATER & DRAIN LINE INSPECTION UNDER SINKS

FREE TIGHTENING & GASKET REPLACEMENT AS NEEDED

Water and drain lines under sinks can develop leaks or loose connections over time. Biannual inspections help identify and address these issues early, with free tightening and gasket replacements as needed to prevent water damage and ensure proper drainage.

BIANNUAL SMOKE & CO ALARM INSPECTION

FREE REPLACEMENT AS NEEDED*

Smoke and carbon monoxide alarms are critical for safety. A biannual inspection ensures they are functioning correctly, with batteries in good condition. Free replacement of faulty alarms ensures continued protection against fire and carbon monoxide hazards.

*This does not apply to alarms that have been tampered with.

INTERIOR CONDITION REPORT

We will assess and document the current condition of the property and ensure it is being maintained according to the terms of the lease agreement. The survey provides the property manager with detailed information about the unit’s upkeep, identifies any necessary repairs or maintenance, and helps ensure tenant compliance with property standards. This allows you to protect your investment and address potential issues before they escalate into more costly problems.

Key areas we will inspect include: general cleanliness and condition, walls, ceilings, floors, doors, windows, appliances and fixtures, electrical systems, HVAC, and any additional items that require attention.

EXTERIOR CONDITION REPORT

We will assess and document the condition of the property’s exterior and surrounding areas to ensure they are well-maintained and in compliance with property standards. This survey helps identify any maintenance needs, safety hazards, or potential issues that could affect the property’s value and the tenant’s living experience. It allows the landlord to address problems proactively and maintain the property’s overall integrity and curb appeal.

Add On Options

ANNUAL DRYER VENT CLEANING

Cleaning your dryer vents is essential for preventing fires caused by flammable lint buildup, improving energy efficiency, and extending the life of your dryer. A clean vent ensures optimal airflow, leading to faster drying times and reduced strain on the dryer, which helps avoid costly repairs.

BIANNUAL GFCI TESTING

Checking your GFCI outlets annually ensures they function properly, protecting against electrical shocks by quickly shutting off power if an imbalance is detected. Regular testing helps prevent electrical hazards, especially in moisture-prone areas like kitchens, bathrooms, and outdoor spaces.

ANNUAL HVAC SERVICE CHECKUP

Having your HVAC system serviced annually ensures it operates efficiently, reduces the risk of unexpected breakdowns, and extends the system’s lifespan. Regular maintenance improves energy efficiency, lowers utility bills, and ensures consistent heating and cooling performance.

BIANNUAL OR QUARTERLY HVAC FILTER REPLACEMENT

Although some property managers expect tenants to replace HVAC filters, our inspections show this is rarely done. Regularly replacing filters is essential for improving system efficiency, extending the HVAC system’s lifespan, and ensuring better airflow, which reduces strain and lowers energy consumption. This simple maintenance task helps prevent breakdowns, reduces the risk of costly repairs, and ensures consistent comfort throughout the home.

ANNUAL PRESSURE WASHING OF SIDING & WALKWAYS

A landlord should pressure wash walkways and siding annually to maintain the property’s appearance, prevent the buildup of dirt, mold, and mildew, and protect surfaces from long-term damage. Regular cleaning enhances curb appeal, reduces maintenance costs by preventing deterioration, and ensures a clean and welcoming environment for tenants. This proactive approach helps preserve property value and extends the lifespan of exterior surfaces.

ADDITIONAL GUTTER CLEANING

If your property has a lot of tree coverage, it may be necessary to clean the gutters and blow the roof off twice a year.

BASIC PEST CONTROL

Providing pest control as a landlord ensures a safe and healthy living environment, prevents property damage, and reduces health risks. It also boosts tenant satisfaction, helps retain tenants, and protects your property’s reputation, making it more appealing to potential renters.

BASIC LAWN CARE MAINTENANCE

Offering basic lawn care as a landlord helps maintain your property’s curb appeal, protects the landscape from neglect, and ensures a consistent, well-kept appearance. It also relieves tenants of the responsibility, reducing the risk of overgrown lawns or damaged greenery. This service enhances tenant satisfaction, preserves property value, and can make your rental more attractive to prospective tenants.
