We encourage property owners to do two full services packages a year. At a bare minimum, please do at least one full service package a year to maintain the value of your investment.

Premium Service Package

Your home is an investment. Let us help you keep it that way.

WINDOW CLEANING

Our window cleaning package includes an inside and outside cleaning, track cleaning and our premium screen cleaning.


PRESSURE WASHING

We pressure wash your siding, walkways and deck, bringing back the true color to your home, and brightness to your decks and walkways.


GUTTER CLEANING

We clean your gutters. Its a pretty straight forward job, but no one likes sticking their hands in soggy decomposing stuff.


ROOF CLEANING + ECOSAFE ROOF TREATMENT

This is our greatest service. First we clean leaves and large mossy debris from the roof. We then treat it with an ecosafe spray that helps deter all moss, algae and lichen from growing. Free visual inspection of roof for patch and repair work needed.


This is our go to package for clients listing their homes. It is the best way to clean up and dress up your home for pictures.

Basic Maintenance Plan

Take your rental management to new levels

EXTERIOR MAINTENANCE

Our basic maintenance package includes annual gutter cleaning, roof zinc treatment, and winterization. The winterization includes installing exterior spigot insulation covers, and foundation vent covers, that can be removed in the spring.


INTERIOR MAINTENANCE

Every 6 months, we will inspect and repair the following items as needed. We will inspect bathroom and kitchen caulking and re-caulk as needed to prevent dryrot damage. We will inspect water line and drain lines under sinks and check for tightening to ensure easy to miss leaks can be avoided. We will replace gaskets as needed. Lastly, we will inspect smoke alarms and replace batteries and units as needed.


PROPERTY CONDITION REPORTS

Biannually we will complete and submit a property condition report. The report will include the following. High-quality images of all inspected areas to visually document the property’s condition. Clear and specific descriptions of any items that are damaged or in need of repair. Immediate issues that require urgent attention will be clearly identified and prioritized. Any non-urgent repairs or maintenance tasks will be noted for follow-up.

Our goal is to deliver a thorough and actionable report to assist in addressing both urgent and routine maintenance needs effectively.


ADDITIONAL ADD-ONS

To ensure we are meeting all your basic maintenance needs, we also offer additional items that may fit your needs ranging from GFCI testing and HVAC filter replacement to pest control and yard maintenance.


This is our go to package for clients renting there homes. It is the best way to ensure tenant compliance and minor maintenance does not lead to costly repairs

Gutter & Roof Cleaning

Gutters

We clean out your roof’s excrement tracks.


Premium Roof Treatment

This service includes a roof brushing, ecosafe treatment, and a low-pressure high-volume wash.


Roof Cleaning

This service is best for those who mainly have leaves and patches of large moss build-up. It won’t solve the moss problem.


Ecosafe Roof Treatment

Organic and chlorine free treatment that takes care of most growth problems and some coloration problems


Pressure washing is bad for architectural and asphalt shingles. If there are stubborn areas after a wash, we will respray some treatment and allow it to work its magic and let the rain slowly wash it away. The treatment can be done on its own, and rain water should do the rest. No guarantees, as nature can be fickle.

Roof Repair

Roof Patching

Some times you don’t need a new roof, but waiting any longer on troubled areas could be a costly mistake. Let us patch the questionable areas, and give a little more life to your roof.


Roof Valley Install

Some roofers cut corners and don’t install metal valleys. These areas are the first to go, as growth and leaves slow the flow of waters, allowing it to seep through. We highly recommend installing metal valleys to protect your home.


Roof Peak Install

This place gets the most walking from people like me, kids, and critters. Sometimes the wind can get under the edges and loosen the up. Sometimes they can use a new layer.


Roofing shingles are charged separately. If you have some leftover that I can install, that would be great. If not, we will match as best we can.

Pressure Washing

Cement Sidewalk

It is easy to forget your walkways use to be light and clean! We can bring that back for you.


Brick Walkways

Just like walkways, brick color will change, and grout will darken, but it used to have so much light and beautiful color! Nothing a pressure wash won’t fix.


Decks & Porches

Decks can become slippery and dangerous if the growth and algae continue to grow.


Siding

Same as every other aspect, nature has a way of growing life where life shouldn’t be growing! Lets clean your house and bring back its natural color.


In some instances, loose paint may peal from the house. We will take care in these areas, but they are areas of damage already, and if you plan to repaint, you should scrap and clean as much off as you can.

Window Cleaning

OUTSIDE ONLY

If you can manage the inside, we can take care of the outside.


INSIDE + OUTSIDE

You may have Windex and a towel, but there are better tools for the trade, and it really does make a difference. Have us clean both inside and out for the best quality clean.


TRACK CLEANING

We will clean out all the dead flies and dirt that oddly pile up.


PREMIUM SCREEN CLEANING

We brush each screen normally, but for those who want a premium clean, we can take each outside and run it through our specialty screen cleaning system. This is perfect for getting the pollen from all of Portland’s beautiful trees, off your screens.


Window cleaning will not remove hard water stains or may not remove stains from sprinklers or other fogginess not related to dirt and grime. There are DIY “solutions” but its outside of the scope of normal window cleaners.

Rental Inspections

INTERIOR INSPECTION

This inspection should be conducted every three to six months to ensure that the property is still in top condition. It allows you to stay on top of maintenance issues that are manager responsibilities, and gives tenants a chance to correct any damage they have caused before it gets worse.


EXTERIOR INSPECTION

This inspection looks out for any gutter or roofing issues that may lead to water damage. We also inspect the grounds ensuring no tripping or slipping hazards are noted, and no siding or window damage is noted.


TENANT & MANAGER REPORTS 

We provide a full report of and emergency work that needs to be completed, the work that we suggest having completed, and the work that the tenants should be taking care of to avoid losing there deposit at the end of there tenancy.


 

Property Turns

MOVE OUT INSPECTION

We will complete a thorough move-out inspection detailing any items that need attention and breaking down the report based on the responsible parties.


QUICK & QUALITY TURN

We have a specialized team who can complete turns quickly minimizing the downtime between tenants. From general house cleaning, carpet cleaning, and handyman services, we can do it all.


MOVE IN INSPECTION

Once the new tenant takes possession, we will complete the move in inspection report ensuring all parties are on the same page.


We have a base price we can quote for turns, and can quickly work up additional pricing needed for any outside of the normal items that need to be addressed.
