What is the Basic Maintenance Plan, and why should I add it to my property?

The Basic Maintenance Plan is designed to provide consistent, preventative care for your property, ensuring minor issues are addressed before they escalate into costly repairs. By scheduling regular inspections and handling routine upkeep, we aim to preserve the condition and value of your property, reduce emergency repair calls, and help keep tenants happy and long-term. It’s an affordable, proactive way to protect your investment.

How is the Property Condition Report different from the regular inspections you already do?

Our standard inspections are typically limited to tenant-related issues or safety concerns. The Property Condition Report, however, provides a detailed, in-depth assessment of the property’s physical state, examining all major systems and structures as well. This report gives you a clearer picture of potential maintenance needs, upcoming repairs, and long-term planning for your property’s upkeep. It’s a valuable tool for proactive property management.

How much will this plan cost, and is it a monthly or annual fee?

The plan has a fixed fee billed month, and will show up on your owners ledger. The cost covers scheduled inspections, regular maintenance, and a discounted rate on any additional repair work, saving you money in the long run. We’d be happy to provide a detailed breakdown of what’s included and how it can help you save over time.

Is this plan mandatory, or can I just pay for repairs as they come up?

The Basic Maintenance Plan is, as we want to ensure we are fulfilling our obligation of managing your property. While it’s possible to address repairs as issues arise, the Plan takes a proactive approach, which often prevents larger, costlier repairs and minimizes tenant turnover caused by maintenance issues. It’s structured to save you money and reduce the time your property might otherwise be vacant for repairs or updates.

What types of maintenance are included in the Basic Maintenance Plan?

The plan covers routine and preventative maintenance tasks, such as gutter cleaning, and minor plumbing repairs, caulking repair, etc. The goal is to catch any potential issues early on. Larger, more complex repairs aren’t covered under this plan but can be done at a discounted rate. We can share a full list of the covered services to give you a better idea of what’s included.

How will I be updated on the maintenance done and the condition of my property?

After each inspection or maintenance visit, you’ll receive a detailed report, including photos and notes on the condition of the property. This transparency ensures you’re always in the loop and can make informed decisions about any recommended repairs or improvements. We’re here to answer any questions and ensure you’re comfortable with the process.

What if my tenant is concerned about frequent inspections or maintenance visits?

We understand that tenant comfort is essential, and we coordinate all maintenance visits with the tenants to minimize disruptions. We also communicate the benefits to tenants, highlighting that these visits keep the home safe, comfortable, and well-maintained. Most tenants appreciate the proactive approach, knowing it benefits their living environment.

ROOF & GUTTER CLEANING

Why do I need the moss removed from my roof?

Moss and debris on the roof slow the flow of water allowing the water more time to penetrate the roofing material. It also promotes more growth which eats at and decays building materials. This is a common problem in the West Linn area because of Oregon’s rainy weather.

What’s the safest/most effective way to remove moss?

Never pressure wash shingles! It will destroy them. The high pressured water will remove granules. The process is to put your back into and scrub the roof with a firm bristle brush. Then either broom or blow the roof debris off. Make sure to remove any fallen debris from the gutters.

Are gutter guards effective?

They are semi effective. You still end up with debris and needles that end up in your gutters. So then you have to pay to have the gutter guards removed and replaced after cleaning. The other problem is when leaves sit on top of the guards, the water will run right over the top like a ramp and miss your gutters all together opening up the chance of additional harm. 

You almost save money just paying for cleaning go yearly instead of the pricy install and cleaning a few years later. 

What type of treatment do you use?

Our Clackamas team uses Wet & Forget. It’s eco friendly non toxic and non bleach. Is will kill off mold, mildew, and lichen over time. You should see great results in 3-6 months, and it inhibits future growth. For bad cases, it can be applied every six months and should maintain a perfect roof. 

How often should I have my gutters cleaned?

Because of our annual rainfall, we recommend homeowners in the Portland, West Linn and Clackamas areas to clean your gutters at least 2 times a year, or after any large storm. 

How often should I have my roof cleaned/treated?

You should have your roof maintained and inspected at least yearly as instructed by the roofing manufacturers. 

How long will my roof last?

Most 30 year roofs only last 13-18 years in the Portland, West Linn area because of the PNW’s climate. Poor maintenance and attention, in an attempt to save money, ends up costing a lot when your roof only lasts half its life.
