How to inspect a roof

If you are preparing to list your Clackamas home or it is just a season change, inspecting your roof is a very smart idea to prepare for any maintenance needed.  There are a lot of things to remember to look at.  Here are some that will help you prepare for any next steps.

Simple walking around the house and looking for sagging or aging on the roof can help give you an idea of trouble patches when you are on the roof.  Take note of where any trouble areas may be for reference.  

Walk around the interior of the home and look for any water damage, bubbling, or cracks.  These can be signs of leaks from your roof and give you more information on any trouble spot up top.

Look at the shingles.  Are any missing? Are any buckling or curling?  Is there any granule loss? These are all signs that the roof is aging and may need further attention. Be thorough when checking, the seasonal rain in Clackamas will find its way into any cracks.

Are gutters in good condition?  Making sure they are cleaned out and not backing up will help make sure there is no additional water build up to further damage your roof.

Any moss, mold, or mildew on the roof? Is the fascia in good condition?  If the fascia is rotting that can affect the integrity of the gutters and may cause issues down the road. 

Anytime you are on your roof, make sure you are using fall protection.  Your life is the most important thing.
